    Please take a look at a few of our Building Specifications.

    1.         Structure and Foundations:

                         The laying of foundations with metal reinforced concrete.
                          Insulated concrete floor plate.
                          Vertical structures to be reinforced concrete with binding.

    2          External Walls:

               
           Double thermal brick cavity construction with damp proof course and insulation.  All walls

                         have 5 layers of plaster inside (with coving at the ceiling) and 6 layers of plaster outside.  

                         External walls painted depending on the project.

    3          Windows:

                          To be aluminium construction with UPVC coating and double glazed windows.

    4          Doors:

                          American style press lacquer front and internal doors with importance to security.

    5          Internal Walls:

                          To be of thermal hollow brick construction (traditional) finished with a plaster finish.  All                               internal walls are painted white color.

    6          Floor Covering:

                          Villa / Bungalow internal floors to be completely finished with quality ceramic tiles (choice                of colors available).

    7          Roof Construction:

                * Concrete reinforced roof joists, hidrofugo board of 30mm thickness under foam insulation of                     polyurethane of 35kg/m³and 30mm thickness.   Roof tiles to be traditional of Turkish type.
     


    INVESTMENT

    With its typical eastern Mediterranean climate with long hot summers and short mild winters, makes Cyprus one of the healthiest places in the world which to live. The island enjoys approximately 330 days of sunshine annually and the lowest sea temperature rarely drops below 60 degrees F.

    North Cyprus is one of the Mediterranean ™s forgotten corners.  Over the past 15 years whilst other areas, including the most distant shores of Turkey have seen considerable tourist development, this northern coast of Cyprus has remained virtually untouched by the package tour. The area has enormous charm, a dramatic coastline, mountain scenery with castle ruins and a fascinating history.

    Hospitality is one of the cornerstones of the Turkish-Cypriot way of life. In addition to ensuring his/her guest™s material well being, the Cypriot-Turks make every effort to converse, no matter what linguistic barriers might exist.  However, note that in this charming Island Republic , aspects of the British culture and heritage are subtle but visible every where, most people in Northern Cyprus speak good English, drive on the left and the English pound sterling is welcomed as an alternative payment to Lira. The Turkish Lira (TL), which has been in circulation since 1974, is the legal tender. The official rates for the TL are adjusted daily according to changes in industrial monetary markets. Generally speaking, all foreign currencies are acceptable at trading/tourist outlets.  In January 2005, the new Turkish Lira (YTL) was introduced. The six zeros were dropped making 1,000,000. TL, 1 YTL.

    North Cyprus has four major towns; the capital of the T.R.N.C. is LefkoÅŸa (Nicosia), which is the main administration area.  Other towns include MaÄŸosa (Famagusta), the country™s principal port, Girne (Kyrenia), a town of touristic importance, archaeological interest and the business centre and Güzelyurt (Morphou), which is the centre of the citrus plantations.

    In terms of its geographical location, its climatic characteristics resulting from this location and its natural surroundings, North Cyprus is a real tourist paradise.  The combination of sea and sun, which everyone visualizes when referring to the Mediterranean live in perfect harmony on this charming island. Situated 70 kilometers south of Turkey and 385 kilometers north of Egypt, Cyprus is the third largest island in the Mediterranean, after Sicily and Sardinia with an area of 3,355 square kilometers and is fast becoming the number one choice for people thinking of investment in property abroad.

    There has been an average of 23% increase of tourists annually since 1986 to 2003, when the borders were opened between North and South Cyprus, since then there has been a 70% increase and the demands for homes has escalated beyond all expectations in the last 3 years, especially amongst the British, who are purchasing homes for retirement, holiday and investment purposes. House and land prices remain well below those of many Mediterranean countries, whilst still rising each year to give the buyer a clear profit. North Cyprus has also seen a lot of investors in the past 2 years, mainly from Israel . Seeing an opportunity in the rising amount of visitors to the Island each year and due to the fact that there is only a 15,000 hotel bed capacity in North Cyprus .
